The principals still answer for 800+ units they own and operate; we price like people who have paid management fees, not like people who only collect them.

What percent do you charge to manage a property?
We do not publish a single percent. The proposal states the fee after we see unit count, locations, and scope. That is slower than a banner ad and more honest.
Are there onboarding or setup fees?
We do not charge you to start talking, and we do not bill management fees before we are managing. Anything outside the management fee is spelled out in the proposal.
Do fees change for Section 8 units?
Voucher administration is work. If the mix of HCV units changes the scope, it will be in the proposal rather than hidden in a later invoice.
