What does management cost?

We keep pricing simple: a straightforward management fee, quoted up front in your proposal, with no charges before we start managing. Every proposal spells out exactly what the fee covers and what it does not. Fees vary with portfolio size and scope, which is why we quote after seeing the property rather than publishing one number for everyone.

You launched recently. Why should I trust a new company?

The brand is new — the operation is not. Triple Peak is the management platform built by the principals of LXR Holdings, who have owned and operated a portfolio of more than 800 rental units since 2016. The systems, reporting, vendor relationships and team were all built managing our own money first, and the principals still answer for a portfolio of their own.

What software and reporting do owners get?

We run on AppFolio — the enterprise property management platform used by many of the country’s largest residential managers — plus proprietary software we built on top of it. AppFolio gives owners a portal, monthly statements and ACH distributions, and gives residents a portal for payments and maintenance requests. Our own platform goes further: real-time visibility into every aspect of your properties — collections, delinquency, maintenance and turns, occupancy, and cash — the same tooling we built to run our own 800-unit portfolio.

Do you work with Section 8 / Housing Choice Vouchers?

Yes — it is one of our strengths. We work with NJ DCA and county and municipal housing authorities across South Jersey: HQS inspections, recertifications, payment administration and the paperwork in between. Our screening complies with New Jersey’s source-of-income law, and we treat voucher tenancies as an asset class we know, not an exception.

How does switching property managers work?

Simpler than most owners expect. Notice goes to your current manager (most agreements require 30 days), then records, keys, deposits and vendor relationships transfer, and residents get a clear notification about where to pay and who to call. We run that checklist with you and time the cutover to a month end so rent lands cleanly from day one.

Where do you operate?

All of South Jersey — Cumberland, Gloucester, Salem, Atlantic, Cape May, Camden and Burlington counties. One local team covers all of it: same people, same systems, same response times wherever the property sits.

How are rent and security deposits handled?

Owner funds move through dedicated accounts with monthly reconciliations, and security deposits are maintained in accordance with New Jersey’s Security Deposit Act. Your statement shows exactly what came in, what was spent and why.

What happens after I submit the proposal form?

A principal — not a call center — reviews your request and responds within one business day. From there it is a short conversation about the portfolio, a walk-through, and a written proposal, typically within a week of seeing the property.
