What we collect and why

Triple Peak Property Management is a registered trade name of LXR Properties Lansdowne, LLC. We collect information you submit (such as your name, email, phone number and property or rental details) to answer inquiries, prepare proposals, process applications and manage properties, tenancies and maintenance.

Website analytics

We use Google Analytics 4 to understand website traffic and performance. They may process your IP address, device, browser and pages viewed; Google Analytics may set first-party analytics cookies. Google and Cloudflare process this data under their own privacy policies.

OpenAI ad measurement

With your permission, we use the OpenAI measurement pixel on our marketing pages to understand visits and submitted property-owner inquiries from our ads in ChatGPT. OpenAI may receive browser and device information, website visit and inquiry events, and an ad-click reference. Automatic matching converts supported contact information, such as email addresses and phone numbers, into cryptographic hashes in your browser before sharing those hashes with OpenAI. We do not include your message or property details in our conversion events.

OpenAI uses conversion data to measure and improve advertising and its services under its Conversion Terms. We opt our events out of future user-level personalization. This measurement is separate from text-message consent and does not share your mobile opt-in record.

You can allow or decline this measurement in the website notice, and change your choice below. We honor the Global Privacy Control signal. Declining does not prevent an inquiry. The pixel may store an ad-click cookie for up to 30 days and a browser-reference cookie for up to 365 days. We remember your measurement choice for up to 180 days; browser settings may shorten these periods.

Sharing

We do not sell personal information. In addition to the optional ad measurement described above, we share it with service providers working for us, property owners concerning their properties, housing authorities or government agencies, and when required by law. Service providers may include property-management, screening, payment, communications, analytics, insurance, legal and maintenance vendors.

Text messages

If you opt in, we may text about your inquiry, proposal, showing, application or maintenance request. Message frequency varies; message and data rates may apply. Reply STOP to opt out or HELP for help. We do not sell or share mobile opt-in data for third-party marketing. Messaging providers may process it only to deliver our messages. Retention, security and choices

We retain information as needed to provide services and meet legal and recordkeeping duties. We use reasonable safeguards, but no system is completely secure. You may ask to access, correct or delete information, subject to required retention, by contacting us.
