Who we are

Triple Peak Property Management is a registered trade name of LXR Properties Lansdowne, LLC, a Pennsylvania limited liability company with offices at 450 Parkway Drive, Suite 206, Broomall, PA 19008. We provide residential property management services across South Jersey. This policy explains what we do with information collected through triplepeakpm.com and in the course of managing property.

Information we collect

Information you give us. When you submit our contact or proposal forms, we collect the details you provide — typically your name, email address, phone number, and information about your property or inquiry. When you apply to rent or become a resident, we and our service providers collect the information needed to process an application, execute a lease and manage the tenancy.

Information collected automatically. Our website uses privacy-preserving, cookie-free analytics to measure aggregate traffic. We do not use advertising trackers, and this site loads no third-party fonts, scripts or pixels.

How we use information

We use information to respond to your inquiry, prepare and deliver proposals, evaluate rental applications, manage tenancies and maintenance, meet legal, tax, fair housing and housing-authority obligations, and operate and improve our services. We do not sell personal information.

Text messaging (SMS/MMS)

We may send text messages to prospective residents, applicants and vendors who have given us their mobile number — for example, to confirm a showing appointment, follow up on a rental inquiry or application, or coordinate scheduling for maintenance work. We text only people who have contacted us or provided their number for these purposes.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing with subcontractors who provide support services on our behalf, such as customer service providers, is permitted. Text messaging originator opt-in data and consent are never shared with any third party.

Message frequency varies. Message and data rates may apply. You can opt out at any time by replying STOP to any message from us, and we will stop sending texts to that number. Reply HELP for assistance, or contact us at [email protected]. Mobile carriers are not liable for delayed or undelivered messages.

When we share information

We share information only as needed to run the business or comply with the law: with service providers who work on our behalf (such as our property management and resident-screening platforms, payment processors, insurers, attorneys and maintenance vendors); with property owners about their own properties and tenancies; with housing authorities and government agencies where a program or law requires it; and where required by law, subpoena or to protect legal rights. Service providers are permitted to use the information only to perform services for us.

Owner and resident portals

Our owner and resident portals are operated by third-party property management platforms. Information you submit through a portal is also governed by that provider’s privacy policy and security practices.

Retention and security

We keep information for as long as needed to provide services and to satisfy legal, tax, accounting and recordkeeping requirements — which, for leasing and housing records, is often several years after a tenancy ends. We use administrative and technical safeguards to protect information, though no method of transmission or storage is completely secure.

Your choices

You may ask us to access, correct or delete information we hold about you, opt out of text messages by replying STOP, or unsubscribe from email by using the link in the message or contacting us. Some information must be retained to meet legal and housing-program obligations. Depending on where you live, you may have additional rights under state privacy law; contact us and we will respond as required.

Children

Our website and services are directed to adults. We do not knowingly collect personal information from children under 13 through this site.

Changes to this policy

We may update this policy from time to time. The effective date above reflects the most recent revision, and material changes will be posted on this page.
