Section 8 Property Management in South Jersey

HQS inspections, recertifications, and housing-authority payments — treated as operations, not a special exception.

Local work. Institutional reporting.

Voucher housing is an asset class. Manage it like one.

A lot of property managers “accept Section 8” the way they accept a pet addendum: reluctantly, with extra friction, and with a file that falls apart at recertification. Triple Peak manages Housing Choice Voucher tenancies as a core capability across South Jersey.

We work with NJ DCA and county and municipal housing authorities on HQS inspections, recertifications, and payment administration. Screening complies with New Jersey’s source-of-income law. Conventional and voucher units can sit in the same portfolio without two different definitions of a complete file. Owner reporting still shows collections, vacancy, and maintenance — including the inspection and paperwork calendar that actually drives cash on voucher units.

This is not a promise that every property should be voucher-occupied. It is a promise that if your Millville, Vineland, Bridgeton, or other South Jersey book includes HCV, you will not be training a suburban manager on the fly. The principals have owned and operated 800+ rental units; voucher administration is not theoretical.

What “Section 8 management” means here

  • HQS inspection coordination and fail/pass follow-up that actually closes
  • Recertification calendars so files do not go stale
  • Housing-assistance payment administration and owner statements that reconcile
  • Fair-housing and source-of-income compliance on screening, not a hallway policy

Questions about this page

Do you only manage Section 8 properties?

No. We manage conventional, mixed-income, and voucher books. HCV is a strength, not a limitation.

Which housing authorities do you work with?

NJ DCA and county and municipal housing authorities across our South Jersey counties. Tell us which authority is on the file when you request a proposal.

Can you take over voucher units from another manager?

Yes. Takeover includes HAP payee changes and file transfer, timed with the rest of the portfolio cutover.
